Policies of Cabin Fever Resort

Cabin Fever Policies


    A 50% deposit of the total amount due must be paid at the time of booking.  The remaining balance is due within 7 days of check in.  We will automatically attempt to charge the second payment to the card on file or an alternate card that you specify.  If the transaction does not go through, we will contact you at the e-mail address on file and subsequently using the phone number on file to assist you in facilitating the second payment; however, if after making these attempts to contact you and the payment has not been received by the 2nd day after the due date of your second payment, without further notice to you, we may treat your non-payment as a cancellation by you of your reservation, and we may rent the unit to another person and will apply the cancellation policies to your deposit.

  • We accept Visa, MasterCard and Discover.

  • PETS

    Some dogs are permitted, but only with prior approval.  There is a $75 NONREFUNDABLE pet guest fee.  PLEASE NOTE THAT THIS IS NOT A DAMAGE FEE.  If your pet damages any furniture or equipment, you will be billed separately for the repair or replacement of the item.

    • Prior verbal approval must be given BEFORE your arrival.
    • Please remove any pet refuse when walking the grounds to keep them tidy for other adventurers.
    • For the safety of your pet, please keep them on a leash during walks.
    • Pets MUST be crated any time their humans are not with them.
    • Because we know that pets will be pets, in the event they have an accident in the cabin, it is your responsibility to clean it to the best of your ability and then notify the office so that it can be properly cleaned before the arrival of the next guest.

    Cabin Fever has a strict No Indoor Smoking Policy.  There are cans with gravel for butts on the front porches.  In an effort to keep the property as clean as possible, we ask that you do not throw your cigarettes on the ground.  Please dispose of them properly.  THERE WILL BE A $500 fee to have a cabin cleaned if it is determined that someone smoked in their cabin.


    • All items within the cabins are the property of Cabin Fever Resort.  If it is determined that items such as decorations, books, linens, movies etc., are taken or damaged, an additional fee will be charged to your account.  If dishes are accidentally broken, we ask that you simply tell us at the time so that they can be replaced for the next guest.
    • Daily service is not included.  If additional towels or other items are needed, please contact the office.
    • Guests are responsible for the safety of their children.  Please do not leave small children unoccupied out on decks, in the drive or in the Jacuzzi tub.
    • Please be courteous of others and observe quiet hours.  If you are being disturbed by another guest, please notify us immediately.  We allow one warning before being asked to leave without a refund.
  • Your reservation is not a rental agreement.  We reserve the right to require you to leave without refund for offensive, illegal, dangerous or destructive behavior.

No refunds for early departures.

Check-in time: guaranteed by 3:00pm (however, cabins are usually available by 1pm).

Check-out time: 11am unless other arrangements have been made.


Cancellation & Re-scheduling

  • More than 30 days advance notice: Full refund of deposit less $25

  • Between 15 - 30 days notice: Loss of deposit plus $25***

  • Less than 15 days notice: Charged for the full stay ***

  • No refunds for early departures for any reason including inclement weather.

  • In the event, weather conditions are deemed to be too dangerous during your upcoming reserved dates, you may apply your full deposit amount to a future reservation anytime within the next two years.


Checking Out Policy

  • CHECK OUT TIME – Usual time is 11:00 a.m. unless other arrangements have been made in advance.

  • BEDDING – Please leave all linens on the beds.

  • DAMAGE – If we find damage to the furniture or other items in the cabin and were not notified of it before you departure, we will contact you to discuss and you will be billed appropriately.  This can include the damage to towels, sheets and blankets.  If you do not return our calls or emails, we will simply bill your credit card for a fair replacement amount.  Because this policy is clearly stated you will not be able to dispute the charge with your credit card company.

  • GARBAGE – Please take all trash to the dumpster, which is located on the top of the hill where you exit.  The dumpster sits back in the trees so it's not an eyesore.

  • JACUZZI – Please rinse out any bubble bath residue, dirt and hair.

  • KEYS – Please leave the key on the kitchen table.

  • KITCHEN – Wash all dirty dishes.  Leave as found or a cleaning fee will be charged.

  • TOWELS – Please leave all used and unused towels in a separate pile in the living area.

  • CLEANING FEE – If the basic check out policies have not been followed and the cabin is not left in proper order, there may be an additional cleaning fee charged to the credit card on file.  Depending on the extent of the disorder, you can expect to be charged as much as $250 and possibly more if the cabin is left in extremely poor condition.
